The term "short sale" is one that may forever be part of our national vocabulary. Whether that is good or bad depends BUT, if it can help you avoid a foreclosure then it is a GOOD word to know and use. Easier said than done: many sellers expect the worst (this can easily become a "self-fulfilling prophecy”!), are overwhelmed with the amount of good and bad information so readily available and either do not know what to do or they make less than well-thought out decisions.
More sellers than usual are facing financial challenges that may cause them to eventually lose their home. That is one of the sadder things that can happen to a human being or a family especially if it was avoidable. It is also true that, unless you take proper and timely action, the end result is predictable. The result of a “short sale” can be much better for you in the long run than a foreclosure but you have to take action.
I focus my efforts on helping sellers sell homes that other agents did not sell. I am a full-time agent and Associate Broker and have been helping sellers and buyers since 1996. Each and every day I get a list of properties whose listing contracts have either expired or been withdrawn from the market and a number of these properties are candidates for a "short sale"!
